Hamilton Proper is a prestigious area in Fishers with custom built homes, an 18 hole golf course on 279 acres of land (Hawthorns), a gorgeous 55,000 sq ft country club (Hawthorns Country Club) and plenty of hiking and biking trails.

Hamilton Proper is located between Hoosier Road on the west, Brooks School on the east and 116th on the north and just a tad south of 106th on the south border. 

Hamilton Proper Homes for SaleNeighborhoods include Heron Knoll, Heather Pointe, Thorny Ridge and over 20 other neighborhoods.  I currently have a home for sale in Fishers located in the Overlook neighborhood that backs up to the 16th hole of the golf course.  This home is nearly 12,000 sq ft and has an English Cottage look and feel to it; very unique indeed.

There are currently three homes for sale in Heron Knoll, one of them is only $495,000 but it does back up to Hoosier Road.   The highest home for sale in Heron Knoll currently is for $900,000 and has a golf course as its backyard!  One of the more reasonably priced areas is Heather Pointe where homes list just under $500,000.

There is currently a short sale in the Hawthorns neighborhood selling at $2.2 Million but the assessed value is $3.7 Million.

Of the 22 homes for sale in Fishers that are currently listed over $1,000,000; 10 of them are in the Hamilton Proper area.  The highest priced at nearly $2,500,000 just came on the market yesterday.

I just recently posted my year end 2009/2008 analysis of the Fishers Real Estate Market; but wanted to dig a little deeper and look at the statistics by neighborhood.  You may recall that of the homes for sale in Fishers in 2009, 1,615 were sold compared with 1,676 in 2008; a 3.5% decline. Fishers Indiana Homes for Sale Neighborhood ReportThis first graph shows us Fishers most popular neighborhoods, many of which I have written detailed reports on this blog. 

Each month, one of the neighborhoods that sells the most is Sunblest Farms located near the center of town.  In 2009, 89 homes were sold compared with 62 in 2008.  Part of the higher numbers is the neighborhood has nearly 1500 homes.

Other popular neighborhoods shown are Sandstone, Gray Eagle and Sumerlin Trails.

Of the 10 neighborhoods shown, five of them sold less in 2009 versus 2008, four sold more and Spyglass Hills sold exactly the same at 19. 

Price per Sq ft for Fishers Real Estate NeighborhoodsThis next graph shows us the price per sq ft by neighborhood between 2009 and 2008.  Overall for 2009, the average price per sq ft was $92.80 compared with $97.05 in 2008.  But there were neighborhoods that saw an increase or appreciation in their pricing. 

For example, Sumerlin Trails saw a 14% increase in pricing and both Meadow Brook and Sweet Briar saw a 2% increase.  Most of the other neighborhoods did see slight decreases between 1-3%.  Sandstone remained constant.

The days on market for Fishers homes for sale in 2009 were 75 compared with 81 in 2008; so they sold quicker!  The graph for that might make this blog post a little busy, so I will highlight it just in text.  The neighborhood with the best improvement in DOM was Sunblest moving from 70 days in 08 to just 52 in 09.  Only two neighborhoods saw higher DOM’s; they were Gray Eagle (5%) and Windermere (6%).

I love talking about the neighborhoods in Fishers and where the appreciation is best!   You can look forward to a post in January that will look at values of homes sold in Fishers between years. Today I want to highlight Spyglass Hill at the Legends of Geist!Spyglass

Spyglass Hill is located between 106th and 116th just east of Cumberland.  You can either enter from Deering Street off of Cumberland or on Spyglass Ridge off of 116th.  These homes were built primarily from 1993 to 1997 mostly by Estridge.  Many of the homes back up to the golf course and most of the other homes have nice lots.  There are approximately 335 homes in Spyglass.

There are currently six homes on the market in Spyglass.  I have a brand new listing today at 10894 Knightsbridge with all new flooring (lots of hardwoods), solid surface countertops in the kitchen, finished basement and a yard that most people dream of having. 

Spyglass has interesting price per sq foot information.  Some of the homes go as high as $122 a sq ft for homes that have been updated and others as low as $77 typically a bank owned home.  Overall they average about $100 a sq ft.  They typically sell very quickly because of the proximity to the interstates and downtown Fishers.  Since 2006, they have sold in less than 60 days; currently their average is at 49 days.  Their average price per sq ft since 2006 has remained relatively constant. 

Most of the homes have four bedrooms and 2 1/2 baths and basements.  They vary about 50/50 on full versus partial basements.  Spyglass Hill is very social; at Halloween they had several firepits in the driveways for the adults!  It is a great location for a buyer in the $235,000 to $275,000 range.  If you’d like to see some of the active listings in the neighborhood in person, give your Fishers Realtor® a call!  Be sure to read the other Fishers Neighborhood Reports and if your neighborhood hasn’t been featured, drop me a line and I’ll put it to the top of my list!

Of the current 807 homes for sale in Fishers, 134 of them are low maintenance type homes meaning there is a monthly maintenance fee that covers lawncare and snow removal.  One of the most covenient locations is Whispering Woods at 126th and just east of Promise in Fishers. 

Whispering WoodsWhispering Woods is an Adams and Marshall neighborhood built from about 2003 to 2006.  They have many neighborhoods including Bersot in Brownsburg, Chapel Woods and Willow Lake in Noblesville and Seven Oaks also in Fishers among others.  They have a variety of floor plans to suite just about any buyer.  In Whispering Woods, the two floor plans are the Ashland and Charleston.

There are currently 5 active listings in Whispering Woods; the most expensive at $215,000 with 2,010 sq ft and two bedrooms, a loft and 2 1/2 baths and sunroom overlooking the pond.  This unit is also for rent at $1,500.  The least expensive is $134,900 with 1,344 sq ft.  Homes typically sell for about $105 per sq ft.

One is currently pended (under contract) at $155,000 for 1,492 sq ft.  There has only been one sold since 1/1/09 for $191,000. 

One of the great things about this neighborhood is there are no through streets, if you come into the neighborhood you either live there or are visiting someone who lives there.  The traffic is minimal.  It has a nice area to walk and ponds to enjoy.

Gray Eagle in FishersThere are 773 homes for sale in Fishers today!  I love to highlight all the various Fishers neighborhoods that make up those 773 homes, today I have chosen Gray Eagle!  Gray Eagle is a golfing community in Fishers with Prairieview Golf Course surrounding the subdivision and is located on 116th to 126th in east Fishers.

Gray Eagle has 682 homes that were primarily built by Pulte Homes and is enclosed by 240 acres of wooded preservation.  There are various subdivisions within Gray Eagle, for example “The Bluffs” are located off of Brooks School Road at 126th and are ranches with finished basements that either back up to the woods or golf courses.

Currently there are 14 homes for sale in Fishers Gray Eagle.  They range in price per sq foot depending on which area in Gray Eagle you are looking, but the majority are in the $120-$130 price per sq ft.  Currently the highest priced home is at $499,000 with 4,400 sq ft PLUS an additional 2,000 in the basement at 11751 Skyhawk Court.  It has five bedrooms and four full baths.  The lowest is at $339,000 with 2,770 sq ft and an additional 1,500 in the basement. 

Most of the homes were built in the early 2000s and have three car garages, basements and often three to four full baths.  Gray Eagle Golf Course

Since January 1, 2009 there have been 26 homes sold in Gray Eagle, which is about 3 homes per month.  If we look at the absorption rate, we would say with 15 homes for sale in Fishers Gray Eagle, we have just under a five month absorption rate.  This is approaching a balanced market.

Gray Eagle homes typically sell in less than 90 days as well demonstrating that it is a neighborhood that is popular to home buyers in Fishers. 

It is also popular due to its proximity to shopping, schools and interstates; yet with a golf courses and wooded lots, maintains a private quiet backdrop for its residents.

Living in a low maintenance community certainly has its benefits on cold snowy mornings or hot summer days!  There are many low maintenance communities springing up all over the Fishers Real Estate market.  Some of the hot spots and their monthly maintenance fees are Bluffs of Gray Eagle ($145/month), Del Webbs Britton Falls ($187) and one of my favorites Lake Stonebridge ($319).

Lake Stonebridge in FishersLake Stonebridge is a community of 117 homes that resemble New England Cottage styled ranch homes.  That is of course a drawback of many low maintenance communities; the houses all look very similar.  This community is located off of 116th just east of Cumberland Road; so extremely convenient to grocery, interstates and shopping. 

The community was built by John McKenzie from about 1998 through about 2003.

They are almost all three bedrooms, three full baths and have a walk out basements.  They typically have about 2,000 sq feet and an additional 2,000 sq ft in the basement.  Almost all have a courtyard type garage and varies between two car and three car. 

Only one has closed in the last nine months and there are eight (8) currently on the market.  That is a LOT of inventory for one neighborhood. 

They are priced usually around $500,000; but the lowest priced home currently is $400,000 and the highest is at $785,000 on Peppermill.  The average is around $225 per sq ft. Lake Stonebridge Water View

One of the best features of this neighborhood is the proximity to Ironwood golf course or the number of homes that have a beautiful lakefront view.  I’ve been in these homes and it is simply breathtaking to see a wall of windows in the great room from floor to ceiling that look out onto the lake.  It is a “no wake” lake meaning only paddle boats and pontoon boats are allowed, not motor craft boating. 

It is a 70-acre spring fed stocked lake!  Most homes have a private dock as well.  It is carefree luxury living for sure.

Every month when I write the Fishers Real Estate Market Reports, Sunblest Farms is mentioned it seems.  Sunblest Farms is one of the most popular older neighborhoods in Fishers and is located within walking distance of most of downtown.  One of the great features is the way that Sunblest is laid out; it is set up as a wheel with Holland Park as the hub and the streets/homes as the spokes. 

Holland ParkThe park features softball, basketball courts, soccer and a great playground area that is surrounded by trees.  There is also a picnic area that is covered for shade.  The park has a walking path around it so while the kids play, parents can exercise!  New Sunblest (where all the streets start with a “T”) has a pool and basketball courts and is conveniently located across the street from the Fishers YMCA.

Old Sunblest has 1,433 homes and about half of them were built between 1985 and 1990 and the other half between 1976 and 1984.  New Sunblest has 268 homes and were built in the early 90’s.

Since January 1, 2009 over 40 homes have sold in Sunblest with an average price per sq ft of $86 and average DOM (Days on Market) of 66.  The DOM indicates a neighborhood with great resale.  There are currently 22 active homes on the market at an average price per sq ft of $90.  I have one listing on Torrance with a fenced yard and hardwood floors for $158,400.  There are currently 10 pended at an average price per sq ft of $88.

It is a large neighborhood with a lot of activity and as a result will have distressed properties.  Of the 41 that sold, 9 of them were distressed.  Of the active and pends, five are distressed.  Of the homes that sold since January 1, 2009 the lowest sale was $87,000 and the home has nearly 2,000 sq ft.  There was recently a HUD home on Tanner that sold for less than $100,000 that will probably list for over $150,000 bought by a Realtor®.  Please contact your Fishers Real Estate agent because we know where the deals are and where the best resale is.

As your Fishers Realtor, I want to highlight as many neighborhoods as possible for you.  It gives you a chance to see what resale and home values look like in the Fishers Real Estate market.  Be sure to check out my Fishers monthly market reports detailing the activity in our area.

Sumerlin TrailsSumerlin Trails is located off of 121st just west of Hoosier Road; there is also a newer area being built by Westport homes off of Hoosier Road.  Together these two area of Sumerlin Trails has 376 homes. 

I want to focus primarily on the older neighborhood of Sumerlin Trails.

There are currently four active homes in this division with an average price per sq ft of $75 and an average DOM (days on market) of 88 days.  There are six pended at $80/sq ft and an average of 33 DOM.  This price point in Fishers is flying off the shelves right now.  The solds for the last year are 12 with an average price per sq ft of $74 and 71 DOM.  That tells us that the absorption rate is less than 90 days which is a GREAT resale area. 

They are mostly three bedroom homes without basements. The popularity of this neighborhood is probably because it has a treed lined area and their is a nice mix of ranches and two story homes that makes it feel less cookie cutter.  Their sq ft varies greatly from 1500 to over 2300.  It is a more mature neighborhood with trees and winding roads.  The only catch is that the west side of the neighborhood can hear I69 traffic on a clear day.

The newer side of Sumerlin Trails off of Hoosier Road is a little less popular with an absorption rate closer to six months.  The average price per sq ft of the actives is about $82. The street names in this newer area are Cool Winds, Schoolhouse and Long Lake.

When you are looking to buy a home in Fishers, consider Covington Estates.  It is a popular Fishers Real Estate neighborhood.  It is located conveniently just east of the I69 interstate off of 96th and Lantern Road.  There are two entrances into this Fishers neighborhood so that you do not have to fight 96th street traffic to enter or exit, however some of the homes do back up to 96th street and you would hear the traffic.  Be sure to check out this map for a parcel map of Covington Estates.Covington Estates in Fishers

There are 206 homes in this Fishers neighborhood and most of them were built from 1993 through 1998 primarily by Estridge.  They are almost all four bedrooms and 2 1/2 baths with a mix of two and three car garages and most of them do have basements, although many on the small side with less than 800 sq ft in the basement. 

There have been 9 sold since January 1, 2008 and December 31, 2008; and four are currently pended in Covington Estates.  The homes average about $225,000, with the lowest sold at $175,000 and the highest at $310,000.  If the homes has a basement you can expect to pay about $110 a sq ft and without a basement would be in the $90 a sq ft range.  Typically on average Covington Estates in Fishers see less than 60 days on the market.

There were two distressed properties that sold during 2008; one was a bank owned and the other was a corporate owned so motivation was very high and the price per sq ft substantially lower. I wrote a recent post on the appreciation of homes that have sold in various neighborhoods in Fishers; comparing 2006 values to 2008.  Covington Estates showed a 14.2 % decline.  I think some of this was due to the these two homes which represented almost 25% of the sold properties.

The community has a pool, basketball court, tennis court and children’s playground and kiddie pool.  It has an active neighborhood with newsletters published twice a year.
