Inspector Rob Rehm gives advice for Fishers Home Owners

Part of being a great Fishers Real Estate agent is having resources that keep me up to date on the latest information I need to know. So today, one of my home inspectors, Rob Rehm is going to do a Guest Blog for me.

The U.S. Consumer Product Safety Commission estimates that annually dryers are associated with 22,000 home fires which result in some deaths and injuries. Fires can occur when lint builds up in the dryer or exhaust duct thus blocking the air flow. Reduced air flow causes excessive heat buildup that can result in a fire.
How to prevent fires?
Clean the dryer lint screen/filter before drying a load of clothes. If clothing is damp after drying or the drying cycle is taking much too long, then this may be a sign of blocked air flow.
Clean the dryer vent and exhaust duct to the exterior of home annually. Check the exhaust termination on the exterior wall for proper operation; the termination must be free of lint, with no screen and a flapper that operates to prevent animal entry. Monitor dryer air flow out of the exhaust termination with the dryer operating normally. If you do not feel significant air flow, the duct system may be partially blocked, or the duct is too long. Check the User’s Guide to ensure the duct is the correct length. If blocked, have it evaluated and cleaned appropriately.
Clean around dryer and under dryer periodically to remove lint build up. Ensure that flammable materials are not stored around the dryer.
Replace plastic accordion type duct connector from dryer to wall with rigid metal or semi-rigid metalized duct. Also, ducts from dryer to exterior of home should have a slight slope downward (with no dips) to avoid collecting water and thus trapping lint.
Take special care when drying clothes that have been soiled with volatile chemicals such as gasoline, cooking oils, cleaning agents, finishing oils or stains. Wash this type of soiled clothing more than once before drying and dry it on the lowest heat possible.

How do you find the right Fishers Real Estate Agent

Sure, everybody knows a REALTOR; but how do you find the right REALTOR for you.
Maybe you already know a lot about the Fishers Real Estate market and you just need someone to negotiate for you. Or maybe you aren’t sure what you can even afford and need to start at the beginning with a REALTOR. Here are some things to ponder as you start the process of searching for a home for sale in Fishers.
The Metropolitan Board of REALTORS has 5,800 members. There were 75% of those agents that did less than 10 transactions last year. And of the remaining, only 250 agents wrote more than 30 transactions last year. That says that there is a small pool of experienced agents and in this business experience is priceless.
It is so much more than sitting down and listening to what you want; it is asking why those things are important to you, it is watching you in the homes and listening to your emotion and the questions you ask, it is shaking the etch a sketch sometimes to find a house that is perfect for you that you hadn’t thought of.
It is so much more than opening the door; it is the way we look at the home, the analytics we do with the history of the home and comparables in the neighborhood, it is the way that we negotiate and the way that we troubleshoot the issues on the way to the closing table that makes the experience one that is successful for you the buyer.

Homes Sold in Fishers 2011 Stats

Homes sold in Fishers for the year 2011 compared to 2010 were actually only 2% different. There were 1447 homes sold in Fishers in 2011 compared with 1476 a year ago. ![]()
Thank goodness for the third quarter, the only quarter where we outsold 2010. The reason is simple…in 2010, the first time buyer credit expired on 6/30/10 so that there were virtually no more buyers in the 3rd quarter of 2010.
It is good to see amidst all of the negative rhetoric about the declining housing market that at the end of the year we can see our local Fishers Real Estate market be within 2% from a year ago.
Other good news includes the average selling price. This year, an average home in Fishers sold for $241,058 compared with $229,909 a year ago. This represents about a 5% increase in the selling prices.
The only bad news is the length of time a home for sale in Fishers is on the market. In 2011, the average was 91 days, the median (most common) was 69 days…so still better than most cities in the country. In 2010, our average days on the market were 81 and the median was 59. So basically our sellers in Fishers are staying on the market an extra 10 days in 2011 and they do that for a 5% increase in selling price…a good deal I would say.
The Marchant Team sold 38 homes and our average days were 69; so we typically can sell faster than the average agent in Fishers.
We do this because we have experience in preparing a home for sale (i.e. staging), pricing the home correctly and marketing the home better than most (i.e. IVR system, enhanced website placement, etc).

Fishers Real Estate Market Report November 2011

The news for homes for sale in Fishers is getting gloomy. The last several months have seen declining numbers compared to prior years. It certainly isn’t the low interest rates, I saw 3.25% on a 15 year last week at a closing. It certainly isn’t seller motivation, I have seen seller’s give up way more than the average 5-7% on a list price. What is it then? Perhaps consumer confidence and with an election looming in 2012; I am not sure we will be out of this for quite awhile.
The numbers for November 2011 showed an 18% decline from last year at this time. In 2011, 72 homes sold in Fishers compared with 88 last year and 123 in 2009!
The stats are equally gloomy with the average days on market at 103 in 2011 compared with only 88 a year ago. The average price of a home sold in Fishers in 2011 was $246,973 compared with $248,382 a year ago.
Some of the neighborhoods that sell like hot cakes fell off this month, most notably Sunblest. It had only one home sold this month. The only one that seems to be holding its own is Avalon of Fishers, the Pulte subdivision just north of 116th on Olio. They sold 5 homes this month.
The lowest priced home was an 1850 sq ft home in Luxhaven selling for $40,000 and Fishers saw two over $1,000,000 sell this month.
If you are thinking of selling your home in Fishers, be sure you have the best Real Estate agent in Fishers helping you. Review the comparables with them, don’t just assume they or you have the right number. Compare sq ft, compare finishes, compare lot, compare upgrades, etc. Get the right price out of the gate! Then stage it and show it whenever you can…and hopefully 11 showings later (my average), it will be SOLD!

Fishers Real Estate Market Report August 2011

The Realtor.com Server where my blog is hosted is back just in time for me to report on the Fishers Real Estate Market! I hope you have missed me; I have missed writing about the homes and events in Fishers. My site had an upgrade that went south so could not post for weeks…but I am back!
Okay right to the stats! This is the second straight month where we are exceeding our 2010 numbers. In August 2011, there were 150 homes sold in Fishers compared with 130 a year ago. Even the luxury market in Fishers (over $500,000) improved to 7 sold in August 2011 compared with 5 a year ago.
The days on market were a tad higher at 76 versus 74 a year ago; but wouldn’t it be great to sell your home in 76 days! There are a lot of homes well over 90 in our market. The price per square foot was up just a bit to $95/sq ft from $94/sq ft a year ago.
One of the tidbits for the August report is a bank owned home in the Hawthornes out in Hamilton Proper that sold for $752,000 in August; it had sold for $1.1 million in 2005…sign of the times.
The most expensive home that sold in Fishers was in Breakwater; a really cute neighborhood that is within walking distance to the shops and restaurants at the Marina in Geist. It was 10,000 sq ft and was on the market only 39 days and sold for $2.2 Million
Neighborhoods with great activity this month were Avalon (5), Brookston (5), Sandstone (5), Tanglewood (5) and the big winner Sunblest with 8 homes sold in just August. I sold two of those.

Fishers Homes Sold July 2011

I think I alluded to it last month, but July shows some great news for the number of homes sold in Fishers for July. In July 2011, 153 homes sold in Fishers compared with 107 last year. That is a 40% increase…(wish the stock market would have that kind of a day!). Both the days on the market improved from 89 to 82 and the average price increased from $248,700 to $249,600. Can I get an “Amen”?
Of course, as a seasoned Fishers Real Estate agent…I must throw some caution to this. Last July was probably a very light month…everyone who wanted the repeat buyer and first time buyer tax credit had to close by June 30, 2010 to get that money. So, it’s possible July was light because June was so high last year. Just sayin’.
The number of luxury homes (over $500,000) was relatively stable at 5.
Neighborhoods who saw increased sales were both Avalon of Fishers (Pulte) and South Avalon (Beazer) with 4 each; Crosswinds at Windermere with 5, Saxony with 4 and Sumerlin Trails with 5.
A really great tidbit I noticed was that of all the REALTORS selling homes in Fishers this month, the Marchant Team had the most!

Fishers Real Estate Sold Market Report June 2011

Do you live in Fishers Indiana? Do you wonder how the Fishers Real Estate market is doing in your neighborhood. This is the report for you.
The graph is a pictorial of the last three years showing homes for sale in Fishers that have sold by month. This month is very close to a year ago with 171 sold compared to 173 a year ago.
In fact, this is the 2nd month in a row where we are close to the volume from a year ago. Keep in mind the 1st Buyer Credit ended in April of 2010.
There’s good news and bad news to this. In 2011 the time it is taking to sell a home is 82 days; a year ago they were selling in 65 days. But, in 2011 the price per sq ft of a home selling is $99 compared with $95 a year ago…so an increase.
The most expensive home that sold in Fishers this month was an English Tudor for $1,225,000 and it was only on the market 32 days!
Neigborhoods in Fishers with homes selling the most include Avalon at 126th and Olio with 10; Springs of Cambridge with a Fortville address with 6 and Sunblest Farms in the heart of Fishers with 6.
A quick look at the YTD graph shows we are still a bit behind the year with the $8,000 credit! We are behind 17% from a year ago and our days on market are 92 YTD compared with only 77 a year ago.
We are averaging $96/sq ft this year compared with $93 a year ago. MIBOR says that homes that are priced to sell (based on the market) will sell for between 95 and 97%…and that is the case for both this year and last year on average.

Fishers Homes Sold for May 2011

While the number of homes sold in Fishers in May 2011 is still behind the 2010 numbers…the gap is decreasing substantially.
In May 2011, 158 homes sold in Fishers compared with 179 a year ago; so a 10% “ish” drop compared with 30% and higher drops in previous months. The first time home buyers credit in 2010 ended with contracts being written by 4/30/10 so I expected the 2010 number to go down.
While you might expect 2010 to significantly drop…looking at the graph, that doesn’t really happen until July. This time of year is historically a busy time to buy and sell homes.
The other statistics we look at are the Days on Market and the price per sq ft sold. The days on market are much longer in 2011 than a year ago. It was 83 in May 2011 compared with only 65 a year ago…there is more inventory too. The price per sq ft went up slightly to $96 from $94. There were 8 homes over $500,000 that sold compared with 6 a year ago. The most expensive home that sold in Fishers was in Cambridge at $1,200,000 (listed at $1,750,000) and on the market 874 days!
The lowest priced home was in Brooks Chase selling for $67,000.
Neighborhoods seeing lots of homes selling included Sunblest with 11, Woodberry with 6, Avalon with 6 and Brooks Chase with 5. One neighborhood that also saw a lot (as a % of total homes) was Fox Hollow with 4.

Homes sold in Fishers April 2011

Looking at the homes that sold in Fishers during April, I was hopeful we would have good news this month; but again we are seeing the numbers way below the prior two years. It is so frustrating for sellers that need to move and/or are ready to move to have to wait so long to sell their homes and take so much less on their homes.
There are keys to selling a home in Fishers, but there is usually an objection to every house honestly. It may be on a corner, it may have a steep drive way, it may have a busy road behind it, it may have small bedrooms, it may have an odd floor plan…you get the idea. A REALTOR who is experienced and has seen hundreds of homes and been with an equal number of buyers will zero in on the possible objection and help you find ways to overcome it if possible.
For April, there were 109 homes that sold in Fishers compared with 181 a year ago; that is a 40% drop. Now it is true that April was the last month of the 2010 $8,000 tax credit; they had to be under contract by April 30th and closed by June 30th.
So, I can hardly wait to see the May numbers!
The days on market were 93 in April compared with only 70 a year ago. The homes were flying off the shelves! The price per square foot is similar so that’s good news at $94/sq ft on average. There were 20 distressed properties sold in both April of 2011 and 2010. As a %age of total though it is 20% in 2011 and only 10% in 2010.
The neighborhoods that saw the most activity were Sandstone Lakes (4), The Springs of Cambridge (3) and The Bristols (4)…Sunblest only had one this month!
The most expensive home in Fishers that sold was just under $900,000 but took 424 days to sell. The least expensive was $76,000 in Middleton place that took 373 days…apparently the days on market does not discriminte on the basis of price!

Fishers Real Estate Homes Sold 1st Quarter 2011

There were 101 homes sold in Fishers in March, this compares with 147 in March of 2010. This is a 31% decline and is slightly better than the 45% decline we have seen for the first quarter of 2011. Many would say that the first time buyer credit is the cause, but I would use caution with that explanation. The number of homes sold in Fishers (Jan-March) for 2009 was 291, for 2010 it was 307 and for 2011 it was 208. So you can see the numbers are down from 2009 also when there wasn’t a buyers tax credit.
This tells me that it is still a buyer’s market. Sellers still have to have their homes priced right from the start (don’t play chase the market), perfectly maintained and staged to sell. It has to look like a house for sale and not a home you live in; it is hard but that’s the reality we have. Are homes selling, yes…so don’t be confused by the decrease in numbers. I saw a house yesterday that came on the market on the 2nd of April and it pended yesterday. It was beautifully staged and priced at the exact same price it sold for in 2007. Probably not what the seller was hoping for, but it will soon be behind him and hopefully he can make up the loss on the next home he buys.
The days on the market are right at 90 so that is really good news; we aren’t lanquishing out there on average. The price per sq foot is rising at $95/sq ft this month compared with $91/sq ft a year ago. Average price of a home selling in Fishers in March of 2011 was $277,700 compared with $211,200 a year ago.
In reviewing the stats, I saw some interesting things. There was a house in Pine Bluff that had an enormous amount of mold in it…someone bought it for $130,000 in January and just sold it for $259,900 with multiple offers in March. There is a condo in Watersedge that was listed for $325,000 and sold in March for $155,000 with 2,358 sq ft. Sounds like a sweet deal until you step out onto the balcony and hear the roar of Olio Road.
Neighborhoods that saw the most activity with homes for sale in Fishers were Sunblest, Tanglewood and the Bristols. The Marchant Team actually sold two homes in Sunblest last month; both in less than 30 days.
