How do you find the right Fishers Real Estate Agent

Sure, everybody knows a REALTOR; but how do you find the right REALTOR for you.
Maybe you already know a lot about the Fishers Real Estate market and you just need someone to negotiate for you. Or maybe you aren’t sure what you can even afford and need to start at the beginning with a REALTOR. Here are some things to ponder as you start the process of searching for a home for sale in Fishers.
The Metropolitan Board of REALTORS has 5,800 members. There were 75% of those agents that did less than 10 transactions last year. And of the remaining, only 250 agents wrote more than 30 transactions last year. That says that there is a small pool of experienced agents and in this business experience is priceless.
It is so much more than sitting down and listening to what you want; it is asking why those things are important to you, it is watching you in the homes and listening to your emotion and the questions you ask, it is shaking the etch a sketch sometimes to find a house that is perfect for you that you hadn’t thought of.
It is so much more than opening the door; it is the way we look at the home, the analytics we do with the history of the home and comparables in the neighborhood, it is the way that we negotiate and the way that we troubleshoot the issues on the way to the closing table that makes the experience one that is successful for you the buyer.
If you are a first time buyer, come visit our first time home buyers clinic that we hold each month; registration is required. But we have a Real Estate agent, a lender and a home inspector go through the process (45 minutes) and then have a Q & A. We give you some great handouts to take with you too.
I am one of the 250 agents that wrote more than 30 transactions last year; and I’ve had some interesting hurdles this year that a rookie agent might have handled differently with a negative outcome. The best REALTORS can make the transaction look easy; but that’s a skill developed over time. Every transaction will typically have a least one blip…find an experienced agent you can trust.

Fishers Real Estate Market Report August 2011

The Realtor.com Server where my blog is hosted is back just in time for me to report on the Fishers Real Estate Market! I hope you have missed me; I have missed writing about the homes and events in Fishers. My site had an upgrade that went south so could not post for weeks…but I am back!
Okay right to the stats! This is the second straight month where we are exceeding our 2010 numbers. In August 2011, there were 150 homes sold in Fishers compared with 130 a year ago. Even the luxury market in Fishers (over $500,000) improved to 7 sold in August 2011 compared with 5 a year ago.
The days on market were a tad higher at 76 versus 74 a year ago; but wouldn’t it be great to sell your home in 76 days! There are a lot of homes well over 90 in our market. The price per square foot was up just a bit to $95/sq ft from $94/sq ft a year ago.
One of the tidbits for the August report is a bank owned home in the Hawthornes out in Hamilton Proper that sold for $752,000 in August; it had sold for $1.1 million in 2005…sign of the times.
The most expensive home that sold in Fishers was in Breakwater; a really cute neighborhood that is within walking distance to the shops and restaurants at the Marina in Geist. It was 10,000 sq ft and was on the market only 39 days and sold for $2.2 Million
Neighborhoods with great activity this month were Avalon (5), Brookston (5), Sandstone (5), Tanglewood (5) and the big winner Sunblest with 8 homes sold in just August. I sold two of those.

Intracoastal at Geist is now Fishers

Many of you probably know by now that July 1st; the annexation of many neighborhoods (Weatherstone, Canal Place and Intracoastal) was completed. Fishers now has a third zip code to add to 46037, 46038 and that is 46040.
Intracoastal @ Geist is a reasonably priced area to live and have access to the Geist Reservoir and boating. There are currently 177 homes in the neighborhood and about 130 of those have basements. Many of these homes have walk out basements which is rare in the Fishers area.
They were built in the mid 2000s and Centex (a division of Pulte) continues to build in the neighborhood although only a few lots remain. It is a neighborhood with variety of home floor plans…many two story homes but also many ranches and many ranches with an Eagle’s Nest area.
In fact I have one of those currently on the market at 11105 Fathom. It is an 1800 sq ft ranch with the Eagle’s Nest and has an e
xpansive deck overlooking the water. It also has a deeded boat dock.
The neighborhood has walking trails and a neighborhood pool as well as boat docks. Intracoastal @ Geist also has covenants.
If you are looking for a neighborhood with easy access to Hamilton Town Center, Muncie or downtown Indianapolis…the Intracoastal @ Geist could be your next home!
To visit this neighborhood…take 116th to Olio to 113th and head east about a mile and you will see the Intracoastal at Geist neighborhood on your right. Take a drive through the neighborhood; you will love it.

Fishers Trees turning brown

Have you noticed the Norway spruce and white pine trees that have turned brown in Meadowbrook, Avalon or the Bristols in Fishers? There is no doubt it has been very hot in July and many people think this is the reason. But it isn’t.
There is currently a class action lawsuit against DuPont for putting a defective weed killer on the market, Imprelis. The herbicide was marketed by DuPont as a low environmental impact herbicide. But instead, it has the potential to migrate through the soil and come into contact with various root systems.
This is very close to home as R.N. Thompson Golf, LLC which operates golf courses here in the Indy area including Gray Eagle, Ironwood and Winding Ridge is leading the national class action suit. R.N. Thompson says between 130 and 160 tress have died in the Winding Ridge area.
If you notice the dying pines in your area of town…this could be the reason.
As an update to the number of homes for sale in Fishers, today it is 822 and the number below $150,000 is 213. There is still some very highly motivated sellers in the Fishers area that would like to sell their house to you!

Fishers Homes Sold July 2011

I think I alluded to it last month, but July shows some great news for the number of homes sold in Fishers for July. In July 2011, 153 homes sold in Fishers compared with 107 last year. That is a 40% increase…(wish the stock market would have that kind of a day!). Both the days on the market improved from 89 to 82 and the average price increased from $248,700 to $249,600. Can I get an “Amen”?
Of course, as a seasoned Fishers Real Estate agent…I must throw some caution to this. Last July was probably a very light month…everyone who wanted the repeat buyer and first time buyer tax credit had to close by June 30, 2010 to get that money. So, it’s possible July was light because June was so high last year. Just sayin’.
The number of luxury homes (over $500,000) was relatively stable at 5.
Neighborhoods who saw increased sales were both Avalon of Fishers (Pulte) and South Avalon (Beazer) with 4 each; Crosswinds at Windermere with 5, Saxony with 4 and Sumerlin Trails with 5.
A really great tidbit I noticed was that of all the REALTORS selling homes in Fishers this month, the Marchant Team had the most!

Hamilton County Housing Report – Good News

Sometimes it is easy to get caught up in the negative National housing news…but the Hamilton County housing report is good news!
The June report shows 482 homes sold; or a 4.6% increase over June of 2010. This is important because June of 2010 was a big month as all of the first time buyers scurried to be sure they closed by the 6/30/10 deadline. So June of 2010 was a big number and we beat it in 2011!
The median sale price also from $207,500 to $215,500 or a 3.9% increase comparing June to June. Even for the YTD the number was up 1.3% from a year ago.
There continues to be a high amount of inventory available for sale with 800 homes entering the market in June compared with 851 homes a year ago. Typically within those 800 newly listed homes each month…20% are under $150,000.
Be sure to check back next week when the Fishers Market Report will be released; I suspect it will have very good news!

Wintercove Neighborhood in Fishers

Knowing the best neighborhoods in Fishers can make finding the perfect home for sale in Fishers for you easier! Wintercove might be the one. It is tucked away just off of Allisonville Road between 106th and 116th on the East side of the Road.
It is a small neighborhood of only 68 homes but they are all custom built. Most were built in the early 2000′s making the landscaping beautiful and mature. The neighborhood is nearby to Bluestone, also a popular area. It is convenient to the popular Sahm’s Restaurant as well as banking, grocery stores and other restaurants.
Since January 1, 2010 6 have sold; only one with a basement. Most of the homes are at least 2500 sq ft with many over 3,000. Most of the homes have at least four bedrooms and three full baths. They typically sell in less than 90 days and price varies greatly depending on the size of the home. You can expect to pay more than $350,000 on average and may go as high as $575,000.
There are two currently pended; one for $547,900 with 3,445 sq ft plus 1,534 in basement and another for $417,000 with 2,473 sq ft plus the same in a basement. Both of these pended quickly (less than 90 days).
There is one of the market currently that has six bedrooms and five full baths! It is listed for $485,000 and does have a finished basement.
As we look at absorption rate which defines how well a neighborhood sells…Wintercove is one of the best neighborhoods in Fishers. There have been six that have sold/pend since 7/1/10 so that is one every two months. There is one listed making the absorption rate 60 days…who wouldn’t want to sell their home in 60 days or less!

Fishers Real Estate Sold Market Report June 2011

Do you live in Fishers Indiana? Do you wonder how the Fishers Real Estate market is doing in your neighborhood. This is the report for you.
The graph is a pictorial of the last three years showing homes for sale in Fishers that have sold by month. This month is very close to a year ago with 171 sold compared to 173 a year ago.
In fact, this is the 2nd month in a row where we are close to the volume from a year ago. Keep in mind the 1st Buyer Credit ended in April of 2010.
There’s good news and bad news to this. In 2011 the time it is taking to sell a home is 82 days; a year ago they were selling in 65 days. But, in 2011 the price per sq ft of a home selling is $99 compared with $95 a year ago…so an increase.
The most expensive home that sold in Fishers this month was an English Tudor for $1,225,000 and it was only on the market 32 days!
Neigborhoods in Fishers with homes selling the most include Avalon at 126th and Olio with 10; Springs of Cambridge with a Fortville address with 6 and Sunblest Farms in the heart of Fishers with 6.
A quick look at the YTD graph shows we are still a bit behind the year with the $8,000 credit! We are behind 17% from a year ago and our days on market are 92 YTD compared with only 77 a year ago.
We are averaging $96/sq ft this year compared with $93 a year ago. MIBOR says that homes that are priced to sell (based on the market) will sell for between 95 and 97%…and that is the case for both this year and last year on average.

Top 5 Considerations for finding the Best Real Estate Agent in Fishers

So you are ready to sell your home or buy a home and you’ve received numerous recommendations on which REALTOR to use…but how do you know which one is the best real estate agent for you?
Here are some considerations:
- How well do they know the area you are looking to buy or sell? For example, I had a call yesterday and the person is thinking about selling. I asked her where her neighborhood was and she said, Sweet Briar. I could immediately tell her how quickly her home was likely to sell because I know nea
rly every Fishers neighborhood. I had a buyer last weekend that was from out of town; over the course of being with them I could tell them about commute times, schools and resale values. All valuable in the buying process. - How available are they is another consideration. I have had two instances in June where I was able to secure the home for my buyers because I got them into the home the moment they came on the market and was available to write the offer within the hour. Both homes had offers received after ours was accepted. You snooze you can lose in this business; despite what the media tells you, houses are selling in Fishers.
- How responsive are they to your inquiries? Are you having to leave voicemails for your REALTOR and then wait 24 hours for a call back. Much to my husbands chagrin, I am often a 24/7 kind of person. You will most likely get me when you call and if not; you will get a call back often within the hour. Sellers love that about working with me.
- As you think about the REALTOR you want to work with; ask them if they are a good negotiator. I am an Accountant by background and the numbers flow freely in my head; I can typically do circles around another REALTOR in discussing pricing/net/closing costs/$ mortgaged at an interest rate/etc. I have often wanted to go back in for my clients one more time more than they want and gotten the best deal for them.
- Do you like them? This is important. You will be spending some intense time with this person. You need to be able to trust them. You need to be able to ask them all kinds of questions. You need to feel comfortable sharing personal information about your financial situation. You need to know that they will represent your best interest. You need to at the end of the day feel good about the house you bought or sold.
These Top 5 Things to Consider in Choosing your Next REALTOR are important. Be sure to interview with these thoughts in mind. Be sure to do some research on the individual you choose; if you can’t find them, how are people going to find your house. And when you are ready to buy or sell in Fishers, I hope you know I could be the one for you!

Fishers Fireworks on the Fourth in 2011

The 4th of July is right around the corner; wonder where the best places to watch the fireworks in Fishers are…here’s a few suggestions!
Conner Prairie and the Glorious 4th is July 2, 3rd and 4th! It is more than just the nightly fireworks…although those will be held with the Indianapolis Symphony Orchestra. This is a chance to relive how the holiday was celebrated way back in the 1800′s with games, barn dancing and some great food.
Up in Noblesville, the Car Show and Parade will be on Monday, July 4th. The Parade (beginning at 16th and Harrison and travelling south on 16th to Logan) starts at 5:00 p.m. followed by the music o Dave and Rae at 7:00 p.m. The fireworks will start at 10:00 p.m.
Over in Geist…the Blast on the Bridge is a great outing with a boat parade, skydivers, great food and views from the Bridge.
Maybe take in an Indians game and watch the fireworks twice! The first will be in the Victory Field, but stay seated and you can also watch the Indianapolis fireworks launched at the top of the Regions Bank building. The Indians will be handing out American flags to the first 14,500 fans!

Being great with numbers shows that you have lot more to offer than many agents. I agree with all of the abilities and qualities you’ve mentioned to find the "best" agent. That goes beyond a "good" agent, who answers the phone, makes sure to add multiple pictures to their listings, and markets the client’s property to a satisfactory level. We both know that there are agents who don’t do any of that, so finding a great agent is vital to smoothest transaction possible.
