Real estate in the Fishers, Carmel and Indianapolis metro areas are seeing a huge increase in inventory and MIBOR (Metropolitian Board of Realtors ®) is seeing a  corresponding decline in the number of real estate agents.   I wrote an article on the decline of agents  back in August.   Unless you are selling over $1,000,000 in real estate, it is difficult to pay the bills associated with being a Realtor ® and still have money to live on; as a result many agents are throwing in the towel and seeking another occupation.

The Indianapolis Busines Journal (IBJ) recently (10/11) printed an article describing the current market of inventory and Realtors ®.  Many Fishers real estate agents  (me included) have great listings that should be showing.   My benchmark is a $150,000 real estate listing I have in Fishers, Indiana.   I had the neighbor next door about six months ago and the listing showed two to three times a week and sold in less than 90 days.   Over the last month this current listing has not shown once (I do have a few more ideas to try with this home though!).   It is a good indication of the lack of buyers in the market at this time.   This creates a financial strain on many Realtors ®.   They spend money on advertising, virtual tours, signage, open houses, etc and without a sale; are often in the red.   They can only survive so long in that type of market.

We currently have over an eight month supply of inventory compared with a normal inventory closer to five or six months.   I use what is called an absorption rate when listing a home.   It compares the number of sold properties in an area compared to what is currently on the market.   If your neighborhood sold 12 homes last year, that is one per month.   If your neighborhood currently has 8 active listings; you have an 8 month supply so you’ll need to price accordingly.

In all the news of the economy, housing industry, Presidential election; I want to give you a silver lining.   Silver Lining to every cloudThe inventory will probably resolve itself as those who don’t “have” to move wait; giving those who do “have” to move a better chance.      As stability in the economy begins to show again and the Presidential election happens, more buyers will start to venture out.   If you use me as your Realtor ® to sell your home in Fishers or another area of metro Indy, you can be assured you are getting experience, knowledge, ambition, creative ideas  and success.   We use a 30 plus point plan to sell your home.   Last year I sold $10 million and this year to date I have sold $9 million so I am still selling houses, I can sell yours.

St Vincent Medical Center NEThe St. Vincent Medical Center Northeast is the latest addition to a  host of great facilities by St. Vincent Health.   This is in the backyard of Fishers Real Estate and convenient for those living on the Northeast side of Indianapolis.   It is a stand alone emergency room, outpatient surgery and physician offices facility and it opened last Monday, October 6th.   It is a 120,000 sq ft medical center and has 15 emergency beds that will treat anything from a sore throat to a trauma patient.   It has a helipad to transport those more serious patients.  

The facility cost $42 million and it’s the first stand alone for St. Vincent.   They are also looking at the Brownsburg area and have one in Boone County that it is building along with Witham Health Services.   St. Vincent, part of Ascension Health, has approximately 15 different facilities in the greater Metro Indy area.   Major area hospitals include the Carmel facility near Meridian and 136th and the main facility at 2001 W 86th street which adjoins the Peyton Manning Pediatric hospital and is also within walking distance of the Women’s Hospital.

The services provides in addition to the 24 hour ER, O/P Surgery and Physician offices (including internal medicine, family medicine, and pediatric medicine) are MRI, CT, Ultradsound, Physical Therapy, Sleep Labs, Women’s Health, Center for Healthy Aging, Preventative Health Screenings, Lab and Pharmacy.  

The new Medical Center Northeast is located at 13914 E State Road 238 just off of Exit 10 on I69.   Once you exit, you will go right and it is less than one mile.    The front of St. Vincent Medical Center NE faces Olio Road.

Light Rail Train

Light rail trains may be in Fishers Indiana future!   It is no secret that the congestion that occurs on I69 from the Noblesville area to the 465 interchange can sour any commuters day.   We are one of the few cities with our population that does not have a mass transit system currently.   That may be about to change.

On September 26th, the Indianapolis Regional Transportation Council unanimously approved the idea of using the old Nickle Plate train line to start a rail service from Noblesville to Downtown, Indy.   The trains would run every 30 minutes during the morning and evening weekdays and hold approximately 150 people seated.   The Nickel Plate line is approximately 20 miles long and in many areas, would need repairs.   Other issues like noise, air quality, and historical preservation will also need discussion and resolution.   Operational trains probably would   not be available for several years.

Initially the cost looks to be around $150 million for about five key stations, but by 2035 when the line has closer to 20 stations, and is delivering close to 6,000 riders a day the cost can be closer to $700 million.   Funding will obviously be the next big hurdle for proponents of this mass transit plan.   In addition, studies will be reviewed and additional studies conducted to solidfy the plans.   Additional study update on 10/17.

  1. It’s always interesting to see the impact mass transit has on the nature and cost of nearby real estate, so it will be interesting to track this (if you’ll excuse the pun)

As we have all watched our 401K™s and other retirement programs plummet, we must ask ourselves, œhow do we get out of this mess?.   It is important first to understand how we got in this situation.

 In the beginning, there were builders¦and builders wanted to sell homes.   So they enticed regular people to buy a home on an adjustable rate.   Fast forward a few years when the interest rates œADJUST and you have regular people who can no longer make their mortgage payments.  

If regular people can™t make their mortgage payments, then banks are not receiving monies in to loan out again; making the world go round.   Speaking from a realtor™s perspective, in the last few months I have seen lenders ask for everything except blood and the client™s first born before they will underwrite a loan.   We have gone from giving anyone a loan to almost NOT giving loans at all.

We have an incredible amount of fear not only in the real estate industry.   We have lenders who fear making more bad loans, we have buyers who fear the bottom has not happened yet so they don™t want to buy, we have sellers who fear they will never sell their homes and we have financial institutions who fear they will not be able to recover their losses and we probably have lawmakers who fear doing nothing is worse than doing something.  

Enter the government or more appropriately the taxpayers.   The government is going to buy these mortgages and resale them to investors.   Check on this article from the Zanesville Times Recorder.   No one knows exactly what the amount will be, but $700 billion seems to be the lucky number.   This equates to almost $6,000 per American taxpayer.   You won™t actually get a bill but there is so much money in the coffer and so many hands.   If the Wall Street hand gets $700 billion, the other hands (education, defense, highways, etc) will get less.     Basic economics

Whether you have an opinion on how this happened as I do, an opinion on what should be done or an opinion of the proposed bail out¦you must consider the alternative¦.a complete collapse of our economy.

    There are so many "hands" that were involved in gettting us to this place, I get annoyed at the political blame game that we are hearing in the news. As much as we hate the burden of $700 bil. being dumped on our grandchildren, you’re right, the collapse of our economy is not a pretty picture. I just hate that the people who were complicit in this problem, Congress, are the ones we have to rely on to get us out of it. If you want to find out more, google Community Reinvestment Act (CRA). You’ll start asking, who’s NOT to blame.

Indianapolis Realtors Declining

Fishers/Indianapolis Real Estate Agent StatisticsOur local Board MIBOR just released the membership numbers for the local Indianapolis area.   Our current membership is 6.456 members which is a 10.5 % decline from January 1, 2008.   We had seen a steady increase in the numbers beginning in 2001.   The numbers we now have as active Realtors ® is at about the level we had in 2004.

Of the 755 members who did not renew their licenses, over 80% of them had joined since January 1, 2000.   Another 16% joined since 1990.  

New members joining is at 376 compared to over 800 in 2005 and 2006.

I think this is very interesting and encouraging.   I think being a Fishers Realtor ® is one of the easiest occupations to get into because of its low cost to enter the field and relatively quick time to become a realtor; heck you can do it in two weeks in our area.   This makes it appealing for a lot of people that think you can be a Realtor ® and make millions.   Any one who has survived in selling Fishers Real Estate knows that it takes more than a license and a few dollars to be successful.

I look forward to less competition and competing with the best of the best.   I have been a Fishers real estate agent since 2001 and was an accountant prior to that (hence the numbers in this post…gotta love em!) and think my previous employers, savvy for the numbers and “glass is always half full” outlook have made me successful.
