Homes Sold in Lawrence Township YTD through November 2008

A decline is the Indianapolis real estate market from 2008 to 2007 continues to be the norm. We have shown this in an earlier post for the Fishers Real Estate market. This article is for Indianapolis homes between $100,000 and $500,000 to exclude some outlier areas that are either bank owned or luxury homes on the water (yes, there is water in Indianapolis!). It is specifically for Lawrence Township which is just south of the Fishers real estate market; but within Marion County for November Year to Date. 
We are seeing fewer buyers in the market which means your Fishers Real Estate agent has to be on top of their selling game or be praying for a miracle to happen. For November the decrease is 16% compared with an overall decline of 6% YTD through November.
In a market with stats like those shown below, pricing is important. If you really “have” to sell your home, you need to price it so the buyers can find it. You should be able to trust your Lawrence Township or Fishers real estate agent to handle tight negotiations if a low offer comes in on your home.
If you are a buyer, get out there and buy! Homes in the Lawrence or Fishers Real Estate market are going to be at their best condition and their best price. Last week the interest rates were in the mid 5%; that is the lowest of the year. Comparing different areas in the Indianapolis real estate market demonstrates a decline in sales from 2008 as compared to 2007. We have shown this in an earlier post for the Fishers Real Estate market. This article is for homes between $100,000 and $500,000 to exclude some outlier areas that are either bank owned or luxury homes on the water. It is for Lawrence Township which is just south of the Fishers real estate market; but within Marion County. 
We are seeing fewer buyers in the market which means you have to be on top of your selling game. One of my favorite shows to watch on HGTV is Design to Sell and they have great tips on how to get your home ready to sell. Some others that they mentioned not on this particular list that cost nothing are to
*Declutter
*Deep Clean (that includes ceiling fans, behind furniture, and especially base boards)
*Frame your fireplace as the focal part of the room

Indianapolis Airport Terminal opens on November 12th, 2008

The city of Indianapolis welcomes its latest architecturally stunning masterpiece with the opening of the new H. Weir Cook Terminal on November 12th. The really cool tidbit about this new airport terminal is that it expects to be the largest LEED-certified (green friendly) building in the Midwest and additionally 90% of the materials to build the facility came from within 500 miles.
The $1.1 billion project was financed by $120 million from Federal grants and the remaining through bonds that will be repaid through airport operation revenues. No state or local tax proceeds were used for its construction or operation. In addition it will SAVE airlines over $10 million in fuel each year because there will be less taxi time given the placement of the terminal to the runways.
One of the most talked about features of the new Indianapolis Airport terminal is the $4 million in art that runs throughout the terminal. The best article I’ve read on the art is written by someone called the Urbanophile that has been blogging far longer than I with some awesome posts. Many of the works of art are from local artists; Tom Torluemke of Hammond who designed the terrazzo floors that joins the terminal to Concourses A & B or Greg Hull, an Indianapolis artist who teaches sculpture at the Herron School of Art who suspends a series of kinetic (moving) sculptures in the parking garage’s five-story atrium. The picture on the left is from an artist in East Sussex, England and taken by my daughter at Visitor’s Day. There are over 30 eye catching murals in glass and mosaic as well throughout the Indianapolis Airport.
The new Indianapolis airport terminal is 1.2 million sq ft, nearly double the old terminal size. Having a Users Guide will be beneficial! Both concourse A and B have 20 gates, two are International. The FAA Tower is the 3rd tallest in the United States. Perhaps the most controversal issue with the new terminal is the whole body imaging scanners costing $170,000 each. The cost isn’t the controversy, the controversy is that passengers at random are selected to be viewed basically naked, although the faces are blurred and the images are erased as soon as the passenger is cleared.
Finally just a bit about what restaurants to expect at the new terminal…the list includes 96th Street Steakburgers, Harry & Izzy’s, Schapiro, Wolfgang Puck and my personal favorite Cafe Patachou’s.

The highest listing in Lawrence Township was for $1,525,000 in Admirals Pointe and the lowest was for $10,000 in Brookhaven. You can see the wide range of homes in this township. I added a new category as a result, “Average Sale Price *” which is the average sale price of all the homes that sold for that month that were at least $100,000 in price. Devonshire is an older neighborhood near 75th and Binford Blvd (SR37); Glicks is a first time buyers neighborhood where houses can be bought for less than $50,000; Kensington Farms is an intermediate neighborhood that is newer. I currently have a brand new listing at 6108 Albury, Indianapolis IN 46236 that has a basement, screen porch and wooded lot listed for $189,500. Indianapolis Colts and Lucas Oil Stadium

Get a first look at the new Lucas Oil Stadium in Indianapolis, Indiana! We attended the Colts vs The Bengals last night and were stunned by the views, ambience and energy of the new stadium; nevermind the loss the Colts suffered with the Bengals!
The stadium, at a cost of $720 MILLION dollars seats 63,000 and slightly more for concerts or conventions. 
It covers more than 39 acres of land; compared with 12 acres for the old RCA Dome that seats 58,000. The coolest part of the new digs aren’t the 14 escalators, 26 ceiling fans that look to span some 16 feet, or the 148 concessions stands; it is the retractable roof!
In addition to the retractable roof, there is a window wall that also opens. It is the largest moveable glass wall in the world! Another great feature are the scoreboards located in two corners of the facility that measure 97 feet wide and 53 feet tall. The only improvement I would love to see there is for the score to actually be on the scoreboard! The boards are used to show replays, at least they were last night.
Indianapolis will host the Super Bowl in 2012 at Lucas Oil Stadium and we hope everyone who lives in the Indianapolis real estate market and all that visit will find this to be an awesome event. Just to see Peyton Manning, Dallas Clark, Reggie Wayne and Marvin Harrison will be awesome all by itself!

The chart is a great visual, Cindy. You are so right about sellers pricing their home correctly, if they don’t, they end up ‘riding the market’ down. Then they end up getting less than they could have in the first place.
I think maybe some sellers forget that buyers are looking at the same charts they are:)
