Many of you probably know by now that July 1st; the annexation of many neighborhoods (Weatherstone, Canal Place and Intracoastal) was completed.   Fishers now has a third zip code to add to 46037, 46038 and that is 46040.

Intracoastal at GeistIntracoastal @ Geist  is a reasonably priced area to live and have access to the Geist Reservoir and boating.   There are currently 177 homes in the neighborhood and about 130 of those have basements.   Many of these homes have walk out basements which is rare in the Fishers area.

They were built in the mid 2000s and Centex (a division of Pulte) continues to build in the neighborhood although only a few lots remain.   It is a neighborhood with variety of home floor plans…many two story homes but also many ranches and many ranches with an Eagle’s Nest area.  

In fact I have one of those currently on the market at 11105 Fathom.   It is an  1800 sq ft ranch with the Eagle’s Nest and has an ePool at Intracoastal at Geistxpansive deck overlooking the water.  It also has a deeded boat dock.

The neighborhood has walking trails and a neighborhood pool as well as boat docks.    Intracoastal @ Geist also has covenants.

If you are looking for a neighborhood with easy access to Hamilton Town Center, Muncie or downtown Indianapolis…the Intracoastal @ Geist could be your next home!

To visit this neighborhood…take 116th to Olio to 113th and head east about a mile and you will see the Intracoastal at Geist neighborhood on your right.   Take a drive through the neighborhood; you will love it.

Knowing the best neighborhoods in Fishers can make finding the perfect home for sale in Fishers for you easier!   Wintercove might be the one.   It is tucked away just off of Allisonville Road between 106th and 116th on the East side of the Road.  

Wintercove in FishersIt is a small neighborhood of only 68 homes but they are all custom built.   Most were built in the early 2000′s making the landscaping beautiful and mature.   The neighborhood  is nearby to Bluestone, also a popular area.  It is convenient to the popular Sahm’s Restaurant as well as banking, grocery stores and other restaurants.

Since January 1,  2010 6 have sold; only one with a basement.   Most of the homes are at least 2500 sq ft with many over 3,000.   Most of the homes have at least four bedrooms and three full baths.   They typically sell in less than 90 days and price varies greatly depending on the size of the home.   You can expect to pay more than $350,000 on average and may go as high as $575,000.

There are two currently pended; one for $547,900 with 3,445 sq ft plus 1,534 in basement and another for $417,000 with 2,473 sq ft plus the same in a basement.   Both of these pended quickly (less than 90 days).

There is one of the market currently that has six bedrooms and five full baths!   It is listed for $485,000 and does have a  finished basement.    

As we look at absorption rate which defines how well a neighborhood sells…Wintercove is one of the best neighborhoods in Fishers.   There have been six that have sold/pend since 7/1/10 so that is one every two months.   There is one listed making the absorption rate 60 days…who wouldn’t want to sell their home in 60 days or less!

Pulte or Del Webb  has a great over 55 community in Fishers called Britton Falls.

To live at Del Webb you need to have one resident over the age of 55 and no on under the age of 19 as a permanent resident.   You will enjoy all of the outdoor maintenance done for you; no mowing or snow removal!   There is a golf course, an indoor pool, outdoor pool, fitness center, tennis  courts  and walking paths.Britton Falls @ Del Webb

There are various floor plans ranging in price from $175,000 to $285,000 depending on what your preferences are. The monthly maintenance fees run approximately $190 a month.   Taxes run approximately $150 a month.

There are currently 7 homes for sale in Britton Falls by Del Webb.     The lowest price home is $165,000 and 1400 sq ft with two bedrooms and two full baths.   The most expensive is $286,595 and 2,274 sq ft with two bedrooms, a den  and two full baths.   It also has a three car garage.   Both of these homes were built in 2011.   There are others for sale in the community that were built in 2007 and are resales.

Britton Falls is located at 136th and Cyntheanne Road.

There are 112 condo’s for sale in Fishers today!   This is a great option for a first time buyer or someone who is down sizing and no longer wants yardwork and exterior mainteance to dos.  

Of the 112 condo’s for sale in Fishers, prices range from $49,900 in  the Cedar Cove area at 96th and Allisonville to the most expensive at $569,000 at Watersedge.   That seems really pricey given its close proximity to Olio and road noise.   The other high priced one is at Marina Village for $484,000 with 3,000 sq ft and water views.

Overall the condo’s are priced well below $250,000 (at least 108 of them).   Here are the areas that have an abundance of choices:

  • Conner Creek (at 116th and Allisonville) 5
  • Highpoint Ridge (at 116th and Cumberland) 12

The one in the picture is my listing at Middelton for $109,000 with three bedrooms and 2 1/2 baths.   It is in a great location and parking is easy (which is often the issue with condo communities).

One thing to keep in mind if you are looking for a condo to purchase; the monthly maintenance fees will be considered in determining your loan amount.   The monthly maintenance fee on my Middleton unit is $199/month which is almost like $30,000 in mortgage amount.   So be sure to understand those monthly fees as you search for the right one for you.

Over the past few years, new subdivisions in the Fishers Real Estate area have been springing up, specifically  along 104th and Olio.   One of the more established neighborhoods in that area  is Weatherstone; built primarily  in 2001 and 2002.   The builder was Drees and many of the homes are on large lots (over .50) and have over 3,000 sq ft before including the basement sq footage.Weatherstone

There are 63 homes in this subdivision; and their turnover is not very high.   In fact in the last six months there has not been a sale.   In looking at this neighborhood and the homes, you can expect to pay about $120/sq ft and expect to get a three car garage, basement, nice lot and at least four bedrooms.   It is conveniently located near Geist Reservoir and also all the shops and restaurants at 116th and Olio.  

There are currently 4 homes for sale in Weatherstone; two of them are in close proximity of 104th.    One interesting fact is that during the heavy distressed property timeline (all of last year); there was only one distressed property sold in Weatherstone.   That is just short of remarkable!

Weatherstone  is an active neighborhood with many things to do  and it’s residents take good  care of  their landscaping and lawns; it  would be a pleasure to sell you a home in this neighborhood.

Many folks, both young and old, like to live in a condo because of the low maintenance yard/exterior and ease of living.   There are lots of great choices in Fishers for condo living.  Currently there are 100 condos for sale in Fishers and of those 13 are distressed properties.     One thing to always keep in mind in condo homes, is the  monthly maintenance fee.   The lendCondo Townhouse in Fisherser will often look at that amount as additional monies for your monthly payment.

Some of the more inexpensive new options are at Limestone Springs  located at Marilyn and 136th, far east side of Fishers.   There are currently 17 active condos in that subdivision.   The lowest priced condo currently out there is $89,000.   It is a pre-foreclosure; so is a distressed property. It was just listed two weeks ago, so will probably go quickly.   The monthly fees in Limestone are right around $150 per month.

Moving a little further east into the brand new subdivison of Avalon brings six choices.   A great  condo in Avalon on Chancery.   It has two bedrooms, 1 1/2 baths, stainless steel appliances and over 2,000 sq ft for $125,000.   The monthly fee in Avalon is between $140 to $180 a month.

Other popular areas further west, close to SR37 is the neighborhood of Middleton Place.   The best deal in there now is one that I have listed for $111,900 with three bedrooms, a LR and a Family Room and 2 1/2 baths and over 1600 sq ft.   The address is 9675 Lenwood.   Monthly fees are right around $200 per month.

Every so often there is a neighborhood in Fishers that beats the odds, always sells quickly.   One of those neighborhoods is River Glen.   It is located just north of 116th off of Allisonville Road.   It is my pick today for highlighting another great Fishers Real Estate neighborhood.

There are 210 homes  in River Glen, mostly built in the early 90s and all are custom.   The beauty of the neighborhood is in the curving roads, mature trees and of course, the golf course.   Of the 210 homes, only 10 have been on the market this year which is less than 5% turnover.   It may be that it is a “downsizing” neighborhood and once people move in, they aren’t anxious to go to the next home.River Glen in Fishers

All of the homes are ranches.   Most of the homes are less than 2,000 sq ft, are three bedrooms and often have a sunroom.   They typically do not have basements, although there are a few with them in the neighborhood.   They all have two car garages.   There is a Homeowner’s Association and it typically runs about $375/year.

Another great feature is the River Glen Country Club that has golf, tennis, swimming on beautiful grounds.

For 2010, there have been seven sold, averaging right at 90 days on the market and about $115.00 a sq ft; closer to $130 if you are on the golf course.   There are currently  four homes for sale in River Glen, two of those came on the market in the last week!   If you would like to see one of those, let your Fishers Realtor know.

There are grocery stores, restaurants, medical offices and shopping within minutes of River Glen; Conner Prairie with the summer symphony concerts is less than a mile away.   It is a great location in Fishers.

Living in Fishers has many benefits including great Hamilton County schools, outdoor shopping venues, farmer’s markets, family fun events.   All of these things have led Fishers to be one of the best places to live in the country!   There are some great neighborhoods in Fishers to call home.

Delaware Pointe in FishersLocated just north of 106th between Cumberland and Hague Roads is a small neighborhood called Delaware Pointe.   It has just 50 homes and they were built between 1993 and 1996.     About half of the homes have basements and there is a good mix of two car and three car garages.   They are almost all four bedrooms and 2 1/2 bath houses.

They sell for about $100/sq ft although there have been a few bank owned homes that have sold for significantly less.

In terms of amentities; there is a pool located just down the street at 106th and Cumberland.   There is a park across the street with picnic tables and walking paths.   The grocery is at 116th and Hague as well as shops and banks making it a very convenient location.   It has easy access to I69 for traveling north or south.

There is currently only one available home in Delaware Pointe; it is four bedrooms plus a loft AND a den for $249,900.   It does have a basement but it is unfinished.   The home has 2300 sq ft and another 1000 in the basement.   If you would like to see this home or other homes for sale in Fishers, just contact me by phone or email.

Fishers is quickly becoming the city/town of choice for the clients I have relocating to Fishers.   With over 860 homes and condo’s for sale in Fishers, there are many options.  

In most cases price is the biggest factor.   So what can you get in Fishers for less than $125,000?   There are currently 94 homes or condo’s for sale for less than $125,000; 27 of those are distressed properties.   Distressed properties are either bank owned (need work), short sale (need time) or some other combination.   Of the remaining 67 “undistressed” properties, 44 of those are condo’s.  

Kitchen at ChanceryI have a great condo that  I just listed in the Avalons of Fishers, which is  a very popular Pulte neighborhood.   It is listed for $127,500 and is located at 12640 Chancery Lane and is stunning.   It has hardwoods, stainless steel appliances, two sided fireplace, 9 ft ceilings, finished basement and a loft area upstairs.

There are 24 homes/condo’s with three bedrooms if you need a larger home.   Many of those have 2 1/2 baths as well.   The largest is a 2,140 sq ft home in Marilyn Ridge for $119,900 and has been on the market just 28 days.

Weaver Woods  or Weaver Creek  is located between SR 37 and Allisonville Road just south of 146th street.   It is a neighborhood that is convenient to shopping (Clay Terrace), grocery (new Marsh) and interstates (I69) for easy travel.   It is one of the more popular neighborhoods in the Fishers Real Estate  

There are  approximately 250 homes in Weaver Woods and another 130 in Weaver Creek that were built mainly in 1999 and 2000.   There is a nice mix of two story and ranch homes and some ranch homes have large lofts.   Many have three car garages and basements.   There is a new one coming on the market that is four bedrooms with a small basement, but it has a bar that they built to die for; very classy.

In reviewing the history for Weaver Woods/Creek,  eleven have sold in the last seven months and three are pending so lot’s of good activity.   There are only four on the market currently (soon to be five) so  about  a two month supply for an absorption rate.   A balanced market is 5 months and so 2 months is definitely a seller’s market.

The history shows that the homes are selling for about $95.00 a sq ft and in less than 90 days on market for the most part.   One of the homes that just pended has been on the market over a 150 days and the current active is also over 150 days.   Probably more a sign of the times than anything else.
