At our first time buyers class earlier this week, we talked about resale versus new construction.   There are many builders in the Indianapolis and Fishers Real Estate market.   I thought it might be a good idea to let each builder “have the floor” so to speak.

One of my buyers is interesed in Beazer at Spring Run in McCordsville so I am highlighting them first.   I have asked Waleed Rashid to give us his perspective on Beazer Homes.

There are currently 731 homes for resale in Fishers that were built before 1/1/09 and another 53 on the market that were built after 1/1/09.

Of the 53 new homes in Fishers for sale, 12 are condo’s and 41 are homes.   The majority of the new construction in Fishers  are Ryland, Pulte/Centex and Estridge with a few MI, Drees, Beazer and Custom Builders.   The average price per square foot of these homes that are at least 3 bedrooms and are residential versus condo is $141.00.   A custom build is usually well over $150.00 a square foot.

I have spent the last couple  of weeks working with various buyers that want new construction in the Fishers or Carmel area.   You might wonder why would you use a Fishers Realtor ® if you are building new construction here.  

Most builders have employed integrity pricing, meaning they are doing very little negotiations.   This is important to you because you want to know that what you paid for your home is close to what the neighbor paid for his.   You don’t want the Builder to have discounted it for whatever reason; it will just bring the value of your home down.   That being said, there was a buyer that I represented and was able to negotiate 6% off his purchase price by providing comparables; so sometimes we can do that for our clients.

But you do want a Fishers Real Estate agent to represent you for the following reasons:Happy Clients

  • You will not pay any more to have buyer representation; the builder pays the commission from a marketing fee.   It will not change the price you pay for the home whether you use a Real Estate Agent or not so why wouldn’t you want someone to represent you.
  • One of my clients was torn between two builders, so I ran comps for both neighborhoods so they would know what the price per square foot and the days on market were in each neighborhood. They could be vastly different by neighborhood and that impacts your resale and appreciation.
  • The builders do offer incentives and how the incentive is structured can matter to you.   For example one builder is giving 3 points.   Most people assume that is to buy down the rate.   It would take you 30 years to realize the full benefit of that.   But what most people don’t know is that you can do a 3-2-1 ARM loan or you can have the builder pay your interest for six months or until the 3 points are used up, whichever comes first.   That allows you to receive the full benefit in 6 months.   For example if you buy a $300,000 home; those three points equals $9,000 off your payments in the first six months!
  • What to include in options is always a resale question.   Should you have dual sinks in the bathrooms…YES!   Should you upgrade carpet…maybe just the pad is enough.   Will it matter if the three car faces the street or is a side load…probably not.   The list is endless and I am trained to know what matters.   There will always be things that the buyer wants regardless of resale, but I am here on those other items.
  • Is one builder better than another?   This Fishers Realtor has had experience with many of them and can give you examples of things they do well and things they don’t.

There are dozens of other reasons to use a Realtor when building new construction.     One of the ways we provide value is to show you comparable resales.   Sometimes after seeing those homes, the buyer knows to get what they want, they must build.   So when they walk into the builders model and the builder says are you working with a Realtor, you should answer yes.     Why…see above!   :-)  

My clientele this year has fallen into three buckets about evenly and those are:

  1. New Construction
  2. First Time Home Buyer
  3. Buyers who want Bank Owned Homes

Where can you find new construction for less than $100,000 in the Fishers  Real Estate market?   There is a great community called Limestone Springs by Centex located at 131st and Marilyn near the new Hamilton Center in Fishers.Limestone Springs Subdivision

It offers condo’s with one bedroom and a loft and just over 1,000 sq ft and the list price as low as $80,000!   There are a lot of first time buyers out there where this price point would be perfect and they would qualify for the $8,000 first time buyers tax credit.   In fact a few months ago one sold for $72,000 with 1,300 sq ft (bank owned).

They  also has four bedroom homes across the street that are over 2,500 sq ft for $200,000.   They have everything in between as well.   I had a buyer several years ago that bought with Centex and had a great experience both in the design and build part of the purchase but also in the months that followed with their service department when her sump pump failed and they fixed it no questions asked.   She built a Balmoral floor plan and didn’t have the extra dollars for some of the extra features of the home.   When she walked through during the construction phase she noticed a niche for a statue or vase inset into the entry hall.   She said to the supervisor; I didn’t select that option and he said to her, “I can’t build a Balmoral without that niche so it is my gift to you“.   Who gives you anything anymore?   They did!

Centex Max your Tax Refund ProgramOne of the great things about Centex Builders right now is they are offering a great program.   It is called Max Your Tax Refund!   They will match each of your down payment dollars, up to $35,000, with an equal amount of options in your new home.   You can get upgraded cabinets, flooring, lighting…whatever you want that you normally wouldn’t have the dollars for!   What a great way to use that tax refund and get double your purchasing power!   This program is only from March 16th-March 22nd so hurry!

Using a Fishers Real Estate agent to help you in your new build is a smart idea for a lot of reasons.   For starters, we are free to you!   Take a look at all the other reasons to use a realtor in new construction!   While I do like Centex, I have other builders and experiences I can share with you.   1. Wow! Limestone Springs is a fantastically affordable development. Indianapolis is listed as one of the top 10 affordable places to live, and has been for a while if I remember right. In the Frederick area, we don’t have anything worth living in under $150K.
