Homes Sold in Fishers 2011 Stats

Homes sold in Fishers for the year 2011 compared to 2010 were actually only 2% different. There were 1447 homes sold in Fishers in 2011 compared with 1476 a year ago. ![]()
Thank goodness for the third quarter, the only quarter where we outsold 2010. The reason is simple…in 2010, the first time buyer credit expired on 6/30/10 so that there were virtually no more buyers in the 3rd quarter of 2010.
It is good to see amidst all of the negative rhetoric about the declining housing market that at the end of the year we can see our local Fishers Real Estate market be within 2% from a year ago.
Other good news includes the average selling price. This year, an average home in Fishers sold for $241,058 compared with $229,909 a year ago. This represents about a 5% increase in the selling prices.
The only bad news is the length of time a home for sale in Fishers is on the market. In 2011, the average was 91 days, the median (most common) was 69 days…so still better than most cities in the country. In 2010, our average days on the market were 81 and the median was 59. So basically our sellers in Fishers are staying on the market an extra 10 days in 2011 and they do that for a 5% increase in selling price…a good deal I would say.
The Marchant Team sold 38 homes and our average days were 69; so we typically can sell faster than the average agent in Fishers.
We do this because we have experience in preparing a home for sale (i.e. staging), pricing the home correctly and marketing the home better than most (i.e. IVR system, enhanced website placement, etc).

Hamilton County Housing Report – Good News

Sometimes it is easy to get caught up in the negative National housing news…but the Hamilton County housing report is good news!
The June report shows 482 homes sold; or a 4.6% increase over June of 2010. This is important because June of 2010 was a big month as all of the first time buyers scurried to be sure they closed by the 6/30/10 deadline. So June of 2010 was a big number and we beat it in 2011!
The median sale price also from $207,500 to $215,500 or a 3.9% increase comparing June to June. Even for the YTD the number was up 1.3% from a year ago.
There continues to be a high amount of inventory available for sale with 800 homes entering the market in June compared with 851 homes a year ago. Typically within those 800 newly listed homes each month…20% are under $150,000.
Be sure to check back next week when the Fishers Market Report will be released; I suspect it will have very good news!

Top 5 Considerations for finding the Best Real Estate Agent in Fishers

So you are ready to sell your home or buy a home and you’ve received numerous recommendations on which REALTOR to use…but how do you know which one is the best real estate agent for you?
Here are some considerations:
- How well do they know the area you are looking to buy or sell? For example, I had a call yesterday and the person is thinking about selling. I asked her where her neighborhood was and she said, Sweet Briar. I could immediately tell her how quickly her home was likely to sell because I know nea
rly every Fishers neighborhood. I had a buyer last weekend that was from out of town; over the course of being with them I could tell them about commute times, schools and resale values. All valuable in the buying process. - How available are they is another consideration. I have had two instances in June where I was able to secure the home for my buyers because I got them into the home the moment they came on the market and was available to write the offer within the hour. Both homes had offers received after ours was accepted. You snooze you can lose in this business; despite what the media tells you, houses are selling in Fishers.
- How responsive are they to your inquiries? Are you having to leave voicemails for your REALTOR and then wait 24 hours for a call back. Much to my husbands chagrin, I am often a 24/7 kind of person. You will most likely get me when you call and if not; you will get a call back often within the hour. Sellers love that about working with me.
- As you think about the REALTOR you want to work with; ask them if they are a good negotiator. I am an Accountant by background and the numbers flow freely in my head; I can typically do circles around another REALTOR in discussing pricing/net/closing costs/$ mortgaged at an interest rate/etc. I have often wanted to go back in for my clients one more time more than they want and gotten the best deal for them.
- Do you like them? This is important. You will be spending some intense time with this person. You need to be able to trust them. You need to be able to ask them all kinds of questions. You need to feel comfortable sharing personal information about your financial situation. You need to know that they will represent your best interest. You need to at the end of the day feel good about the house you bought or sold.
These Top 5 Things to Consider in Choosing your Next REALTOR are important. Be sure to interview with these thoughts in mind. Be sure to do some research on the individual you choose; if you can’t find them, how are people going to find your house. And when you are ready to buy or sell in Fishers, I hope you know I could be the one for you!

Taking care of my Fishers Clients

Being a REALTOR in Fishers these days takes some stamina and creativeness. Sure, it is one of the most sought after cities in the country; but it is still a buyers market here. Selling your home in Fishers takes some effort because there is always “something” about the house. It might have an odd floor plan, it might be outdated, it might back up to a road, it might have a small yard or be on a corner lot; the list goes on. Perfect homes are easy to sell; but there aren’t many of those (although most sellers think they have one! lol)
From reading the blog, you already know I stage the home and hire a professional photographer. That is basic in my book.
So how does this Fishers Real Estate agent tackle selling a home in Fishers? For starters most of my homes have had their front picture retaken if they were listed a month ago or longer…why…because everything is green, the trees have filled in and the landscaping my sellers have worked on needs to be showcased. So, whenever I am in my car, my camera is ready. If I am anywhere near a listing; I retake the front picture. If my client has recently swapped out their black appliances for stainless steel or gotten new furniture; I will send my professional photographer out there for those jobs, but I retake the pictures.
I use an IVR system (call capture system) on your home. Those flyer boxes don’t give me a clue about who is interested in your home. But, give me a phone number when they call on your house and I’m all over it. My IVR system is shown in the picture…
I listen to the feedback and every 21 days I provide my seller with a report that shows them graphically how many people are looking at their homes on Trulia, on Realtor.com, on Tour Factory and I summarize all their showing feedback. I also try to look at active, pend and sold to help guide them through where their price may need to go. I guess the take away there is that I communicate.
If you call me, I will call you back, probably within the hour. You have a question, I want to try to answer it. You have a suggestion, I am willing to give that a go (within reason!). You want to just talk about your house, I have time for you.
Selling a home in Fishers takes an experienced REALTOR who knows the market. If you want someone to sell your home, I want to be that person.

Stories from a Fishers Real Estate Agent

Choosing the right Fishers Real Estate Agent to help you buy or sell a home can be a daunting task. You might ask a friend if they know a REALTOR, which is a great way to know what you are getting. You can also do the reseach on the internet and read about the top agents in the area.
You might find me being recommended by a friend or on the internet. And hopefully it will lead you to this blog post. I wanted to take today to share some real life stories about how I work with clients.
Yesterday, I met a buyer at the home in Fishers they just purchased. They live out of state and will not be actually moving here for several months. We just happened to find the home of their dreams when they were here a month ago…and so we’ve closed. I met them to get a key and garage door opener because I will be checking on the home each week. I am not a collect the check, see ya bye kind of REALTOR. I want to always deliver service before, during and after the transaction.
I have another buyer that is from another State and has started to look on the internet. Every so often he has a question about one of the houses he sees. For example…there aren’t very many pictures of the yard, or there isn’t a picture of the laundry room, or not enough detail about the bathrooms. I take my handy dandy video camera and shoot a few videos for him, load them up to YouTube and send them to him. I want my out of town buyers to have all the information they need as they sort through their decision process.
I have sellers who have a dog and do not live particularly far from me so if we get a showing and I need to take the dog for a walk or turn on/turn off lights; I’m happy to do that. I want to sell their house almost as much as they do!
So when you are looking for the right Fishers Real Estate Agent; I hope you will give me a call. I am more than a REALTOR; I am your eyes if you are out of town, I am your legs when you can’t get to your home for a showing and I am your peace of mind when you need information.

Top 5 Reasons your home is not Selling

If you have been reading the Fishers market reports, you know the number of homes for sale in Fishers is increasing. There are nearly 200 homes on the market in Fishers that have been there for longer than 120 days. It’s certainly tough out there, but here are the Top 5 Reasons that your home may not be selling:
1) Your home is cluttered. I know you love having all those pictures of your children lining the walls, but if you are really planning to move
why not pack those now? You have worked really hard to capture every Precious Moments figurine or Beanie Baby and you display them proudly, you should…but not while your home is for sale. Places to focus on include your walls, your bookshelves, your closets, your kitchen counters, your office area…I could go on and on. Buyers want to envision themselves in your house…help them.
2) Your home is outdated. Buyers are looking for key things. Almond or green appliances is not one of them. If you can get stainless steel, do it; it will most certainly get your home in show condition. Is your home dark; invest in lights and higher wattage bulbs. Do you have lots of color in your home, consider any shade of beige. Paint is cheap. Is your carpet stained, does it bunch up in areas, is it shag? My advice is to not offer a carpet allowance, change it out now. Buyers today want move in ready.
3) The dreaded smell…do you have pets? I love animals…but I don’t want to smell them when I show your home.
4) You have restrictions on your showing availability. You don’t want your home shown during 3 p.m. and 7 p.m. or on Saturday afternoon. News Flash – that’s when buyers are out. Try your very best to accommodate all showings. Use baskets near your exit doors to throw things into when you get that call that says they want to show in 30 minutes.
5) You have the wrong Realtor ®. They have guided you with the wrong price. The wrong Realtor ® won’t have your listing where it can be found…you may be invisible. They didn’t list you with the most flattering pictures, or maybe a picture at all. They didn’t put a tour on your listing so you are only in MIBOR, but none of the sites consumers use to find their homes. They aren’t getting the feedback so that you would know if you got rid of the tree blocking your front entrance they will continue on with showing the inside of your home!

I can give you strong data to help with pricing your home, I use a professional tour photography so you are listed on all the major websites (I even have premium packages for additional exposure), I can bring in a stager to help with clutter and colors. I will tell you if your home smells and how to fix that. Finally, I will be a dog on a bone to get that feedback for you to help us make decisions on how to get your home sold.
Here is one tidbit that this Fishers Realtor uses. On January 1st, all my listings will get new MLS numbers. Our first two digits denote the year the home was listed. Why would I want your home to have a 2010 date on it; making it look stale. By relisting the home in January, we can get a new number and refresh the days on market. Hire the Best Fishers Real Estate Agent to Sell your Fishers Home

When buyers relocate to our Fishers area, they go to Google to learn about us. They may type in Fishers Real Estate, Best Resale Neighborhoods, Homes for Sale in Fishers or just Neighborhoods in Fishers. There are many websites that will come up as a result of that search. But chances are none of them will come up for all types of search terms others than this Fishers Realtor. I write about neighborhoods, market reports, town accolades and other Fishers events. It isn’t just a website “stuffed with key words” to show up on Page 1; the Marchant Team is on Page 1 because I travel, take the pictures myself, research the topic and often talk with local individuals.
It is important to you because when that buyer calls on your listing that they saw on my website; I am going to know everything about your neighborhood and our town. I am more likely to convert that caller into your buyer.
You want an agent that can get your home on the first page of Google for every possible term entered into Google. Over 85% of all buyers begin their search for a new home on the internet! The below video moves very fast so you may need to see it a couple of times. It is showing that for any term typed into Google, the Marchant Team is within the first three positions of Page 1 on Google. I didn’t get there with a few tweaks of a Webmaster, it is from consistently writing about Fishers for the last three years. Fishers Realtor gives 5 Tips for October

I write a monthly newsletter each month; and one of the features is the Homeowner’s Corner. It is where I suggest things that a homeowner should do for that month to maintain their home.
So I thought I would share some of those tips with my Fishers Real Estate readers here.
Clean all of your gutters once the leaves have fallen; otherwise when snow arrives and melts, it may cause leaking into your home. At the same time, it is good to trim tree branches and other vegetation away from your house/gutters. - Care at the end of the gardening season will keep your hoses flexible and durable for years ahead. Drain all the water from the hose and store it in a dry location.
- Take your lawn mower to be serviced in October; waiting until Spring will most likely mean several weeks before you get it back. This may be a problem because we all know grass seems to grow fastest in April.
- Be sure to check the batteries in your smoke alarm; they should be changed once a year. If you hear your smoke alarm chirping, you’ll know your battery is low.
- It is probably time to swap warmer clothes for cooler clothes and to donate to a local charity what you no longer need that still has some life in it.
While I have your ear (or eyes perhaps), if you bought a home in 2010; be sure you get your homestead and mortgage exemptions filed before 12/31/10 to take advantage of the lower property taxes.

Fishers Real Estate Googled

In July of 2008 I wrote my first blog on Fishers Real Estate, and for the last two years I have been writing almost twice a week to cover Fishers neighborhoods, hot spots and what sets me apart from other Fishers REALTORS.
I write for many reasons. I write to ensure I have my pulse on the Fishers Real Estate market with the monthly market reports and to know the details of various neighborhoods in terms of price per sq ft and days on the market with the neighborhood reports.
I love selling homes in Fishers because they almost sells themselves. It has been great to tell everyone about all of the accolades that Fishers has received. I write to share great events and hot spots, many out of town buyers have found the blog and learned a lot about Fishers before they moved here.
It would not be fair to say that writing has nothing in it for me. It has been a goal to reach Page 1 of Google for the term “Fishers Real Estate” and I have been on Page 1 for over a year. But, today, I saw something that made my jaw drop! The Marchant Team was in the first position on Page 1 of Google. I feel like I have crossed the finish line in some ways!
My goal is to always provide useful information, up to date statistics and convince my readers why using me as their REALTOR to buy or sell a home is a good idea. In that sense, I will never cross the finish line!
So I hope it is okay to write about Google just this one time!

How to sell your home in Fishers

I was perusing the market stats today for the Fishers Real Estate market. There are 179 homes that have been on the market OVER 150 days. They were listed before 4/5/10.
I have to ask the question; why haven’t they sold?
I think if you have a home over $500,000; that market is really soft right now and it makes sense it will take longer to sell. So, let’s take those out. Now we are left with a 139 homes that are “stale”.
Is it the home/location, the price or the Realtor ®? There are 9 homes that are currently listed by a well known Realtor ® and another 7 homes listed by another well known Realtor ®.
There are 43 homes that have not had a price reduction yet? Yikes, someone needs to talk to that seller! If you are on the market for 150 days; I think the market is telling you your price is too high!
As for location, there are several neighborhoods that have a lot of inventory. There are a few homes that back up to major roads, so those will always be a challenge.
Selling a home in Fishers does require a few keys in this market that I teach my clients to do:
- Landscape
- Declutter
- Stage
- Price it right the first time
- Review your feedback and make the changes
If you have a home for sale in Fishers right now; mums would look great on the front porch along with a Fall wreath. If you have any collections; box them up. If you have a bookcase, pare it down. If you want a stager; let me know. I have a few that I love to use. Pricing and Feedback; your Realtor ® should be having conversations with you.
I just talked to a seller that backs up to an apartment complex to put new carpeting in and it looks great. We also lowered the price and had two showings yesterday!
The Marchant Team has an average for 2010 of selling homes in Fishers in 77 days. That includes a short sale that took 172 days, gotta love those banks! Being great with numbers shows that you have lot more to offer than many agents. I agree with all of the abilities and qualities you’ve mentioned to find the "best" agent. That goes beyond a "good" agent, who answers the phone, makes sure to add multiple pictures to their listings, and markets the client’s property to a satisfactory level. We both know that there are agents who don’t do any of that, so finding a great agent is vital to smoothest transaction possible.
