Fishers Trees turning brown

Have you noticed the Norway spruce and white pine trees that have turned brown in Meadowbrook, Avalon or the Bristols in Fishers? There is no doubt it has been very hot in July and many people think this is the reason. But it isn’t.
There is currently a class action lawsuit against DuPont for putting a defective weed killer on the market, Imprelis. The herbicide was marketed by DuPont as a low environmental impact herbicide. But instead, it has the potential to migrate through the soil and come into contact with various root systems.
This is very close to home as R.N. Thompson Golf, LLC which operates golf courses here in the Indy area including Gray Eagle, Ironwood and Winding Ridge is leading the national class action suit. R.N. Thompson says between 130 and 160 tress have died in the Winding Ridge area.
If you notice the dying pines in your area of town…this could be the reason.
As an update to the number of homes for sale in Fishers, today it is 822 and the number below $150,000 is 213. There is still some very highly motivated sellers in the Fishers area that would like to sell their house to you!

Is Fishers a Town or City or Hybrid

Is the current “town” of Fishers having an identity crisis? Are they a town, a city or will they become a hybrid? 
Looks like it will be November of 2012 before anyone knows for sure. Although a recent federal lawsuit has been filed to move the referendum into 2011. What are the options and benefits?
Currently Fishers is a Town with a Town Council consisting of 7 members. It is headed by Scott Faultless. The Town Council is responsible for appointing and overseeing a town manager whose responsibilities include overseeing the Administration, Development, Fire, Police, Parks and Recreation, Public Works, Wastewater and Information Technology departments. Everything seems to be running fine today; but what about in 20 years when the homes are older, the people are older, the public employees are older…focus always needs to be on the future.
If Fishers were to become a city, it would be a 2nd class city; 2nd class because you can only have one first class city in the State and Indianapolis holds that spot. The benefit of a city is to have an elected mayor, it would also move to a 9 member council. The mayor would be a fulltime job and so focus on expansion of light industrial businesses might be more likely, bringing tax dollars into Fishers. Currently all of the Town Council members hold other daytime jobs, making the government side perhaps more like a hobby (my words). In a nutshell…a city looks to increase government efficiencies and tax savings.
The hybrid leave the council in place, there is a mayor but rather than a peoples vote, they are appointed by the Council in place. Some believe Fishers as a Hybrid is not a good idea.
What is interesting is that a source tells me in the last local election only 3,000 people voted. Fishers has exploded in growth from 7500 or so in 1990 to nearly 80,000 in 2010! If half of those are children, that still leave 40,000 people to vote! Where are they? Do they care? Should they care?
Now to the crux of the matter; how would any of this affect Fishers Real Estate? The classic answer is it depends…on how much more we would end up paying for a mayor and two additional council members mitigated by the small industrail businesses that might come into Fishers. It’s a wait and see for sure.

Fishers Christmas Tree Lighting Contest

It was a beautiful day in Fishers today; 50 degrees. We put up our Christmas Tree lights! It made me think of all the homes in Fishers that will be decorated for the holidays. So I decided to have a contest! 
Between now and December 20th you can submit the address of the home you think should win the 1st Fishers Light Up your House Contest! Just email me the address so that I can visit the home and see the display! I’ll announce the winner during that week on this blog. The winner will receive a $50.00 gift certificate to Target (maybe to stock up on more lights!) and I will highlight their neighborhood here. If the home selected was nominated by another person….a $50.00 gift card to Target for them too!
Here are a couple of tips related to decorating with lights:
- Do not staple or put a nail through the light strings, it could compromise the integrity of the wiring and be a fire hazard.
- Warm electrical plates are a sign of danger, be sure to have an electrician check that out.
- When you get that great tree (hopefully from Yakey’s on 106th), be sure to keep it well watered to prevent the lights from igniting dry branches.
As an update to the Fishers Real Estate market, there are currently 650 homes for sale in Fishers and another 101 condo’s for sale. There are currently about 150 homes that are pended (under contract) and 48 of those happened since November 1st! Hopefully we will have a strong November in sales.

Top 10 Questions in Real Estate

Way back in 2008, I started a series on the Top 10 Questions in Real Estate and somehow I never finished the series! So much to write about in the Fishers Real Estate market I guess!
So the answer to Question 9, what is the payback on my renovation is the one I will answer today.
The short answer is, it depends!
But every year CNN puts out a renovation payback calculator; that is fairly reliable across the country. 
Overall, kitchen remodels are the best. You can typically expect upwards of 80% payback on this. I’ve included a renovated picture of my own kitchen as an example of major. Major would include all new cabinets, flooring and countertops as well as new appliances. But major isn’t necessary to sell your Fishers home. You can easily upgrade by just changing out the hardware, the sink and refacing the cabinets.
Bathroom remodels also do well with expanded showers, higher counters and updated lighting and fixtures.
Another great area is the landscaping; don’t go too crazy but fresh mulch, some color plants can go a long way. I wrote a post recently about the importance of curb appeal.
Something that typically does not generate a lot of return is the addition of a sunroom, although if it is important to you…do it. You will most certainly get enjoyment from that.
As an aside, there are some things when I meet with sellers that they think are “renovations” that should deliver a return. But they are *really* repair and maintenance type items. Those would include roofs, HVAC systems, windows, etc. Those will most certainly help a home sell quicker, but the return is rarely there on these items.

Fishers Realtor with Public Service Tidbits

It is that time of year when the leaves change colors and it also brings a change in time. Just a quick reminder that on Sunday, November 7th at 2:00 a.m. it is time to fall back…set your clocks one hour back.
Here’s the plus…you get an extra hour of sleep! Personally, I am already looking forward to the return of daylight savings in the Spring because that means winter will be just about over!
I’m sure you all have heard that the 1% Property Tax cap did pass. Out of nearly 1.5 million voters 72% voted in favor. This is already in effect for 2010 payable in 2011.
The other big election news is that the Fishers Capital Referendum passed for Hamilton SE Schools with 82% of the voters in favor.
Just a couple of other event notes:
- Dreamgirls is at the Murat from today-November 7th.
- Blue Man Group is at the Clowes from November 12th – 14th
- Cats is here at Clowes from November 26th-28th.
- John Mellencamp is at Clowes on November 8th and at Hinkle Fieldhouse on November 11th.

Hamilton Southeastern Schools in Fishers

There are 716 residential homes for sale in Fishers today and choosing one might depend on the home schools. The Hamilton Southeastern School District website is awesome with enrollment information, calendars to determine dates for breaks, and a sitemap to take you to each school’s website. 
But, how do you find the home school for where you live? You can go to the main website and click on the bottom right where it says Schools and Websites. Then choose a grade level. The third question on that site is “Which School will my child go to” and if you click on that you will get a colored map detailing the neighborhoods with the schools with abbreviations. You’ll need to refer to the grade level page for the key. For example, BSES is Brooks School Elementary School and CRES is Cumberland Road Elementary. The map I have linked to is the elementary 1-4 map.
Schools are an important facto
r in making a move; you always want the best for your children. The Marchant Team feels the same way and we have several links about the Fishers schools on our website for you to research. That way you will be assured you are enrolling your child in the school that works best for you.

Fishers Realtor gives 5 Tips for October

I write a monthly newsletter each month; and one of the features is the Homeowner’s Corner. It is where I suggest things that a homeowner should do for that month to maintain their home.
So I thought I would share some of those tips with my Fishers Real Estate readers here.
Clean all of your gutters once the leaves have fallen; otherwise when snow arrives and melts, it may cause leaking into your home. At the same time, it is good to trim tree branches and other vegetation away from your house/gutters. - Care at the end of the gardening season will keep your hoses flexible and durable for years ahead. Drain all the water from the hose and store it in a dry location.
- Take your lawn mower to be serviced in October; waiting until Spring will most likely mean several weeks before you get it back. This may be a problem because we all know grass seems to grow fastest in April.
- Be sure to check the batteries in your smoke alarm; they should be changed once a year. If you hear your smoke alarm chirping, you’ll know your battery is low.
- It is probably time to swap warmer clothes for cooler clothes and to donate to a local charity what you no longer need that still has some life in it.
While I have your ear (or eyes perhaps), if you bought a home in 2010; be sure you get your homestead and mortgage exemptions filed before 12/31/10 to take advantage of the lower property taxes.

After the Sale…

Every so often I will ask someone I meet who sold them their home…and they can’t remember. I think that says something about the experience they had. I feel almost 100% sure everyone I have every sold a house to or sold a house for remembers that I was that person. I always try to exceed their expectations and deliver an experience that they will want to tell others about (in a good way!).
Our Marchant Team statistics for selling Fishers Real Estate during 2009 were 115 transactions and over $24 million in sales. We sold homes in less than 65 days for 97% of list price. Most Realtors ® would think that would be enough to get them their next sale. This Fishers Realtor does not! I think it is important to stay in touch with my clients who often become my friends. The Marchant Team loves to host Client Appreciation events that include a Spring Fling (with egg hunt), October hayride at Eagle Creek, Euchre Party, Wine Tasting, Cookies with Santa, and other events. We also love to mail reminders to our clients like bookmarks, Colts calendars, lottery tickets, etc. We want to stay top of mind for referrals but also for references to home problems you may encounter.

It is more than just selling your home or helping you buy a home, although I want to do a stellar job for you. It is being a resource for you long after you signed the documents. It is remembering to appreciate you and that you chose me to represent you in one of the most important times in your life. Because I do sincerely appreciate that I was your choice!

Fishers Realtor Appreciates her Clients

I am getting ready to mail out our Colts Sports calendars today and am a tad reflective about the past 10 years and all of the clients I have met and still enjoy seeing.
Helping someone buy or sell a home is such an intense relationship and usually for a fairly short time. You talk nearly every day and share great joy and sometimes frustration.
On the selling side, I have to be the objective one and bring my clients around often; it is their home and they typically have a great deal of pride. I understand that. When another Realtor ® shows their home and says it smelled or they need a trip to Goodwill, I have to figure out ways to help my client see an opportunity.
On the buying side, I have to again be the voice of reason. Most buyers are emotional about the homes they buy (unless they are an Engineer!!). I want them to understand resale, appreciation and possible cost or improvements with the home.
We always get through it and we always stay in touch with various client appreciation events throughout the years. Coming up is the maiing of our Colts Calendars with a team picture. Postcards for the Eagle Creek Hayride will be going out soon too; that’s in October. The Euchre Party is in November with an array of soups! Buying and selling with this Fishers Realtor is more than a single transaction, it typically is for life!

Fishers Realtor shares a story

There are times when a client teaches me way more than I could ever teach them. I recently had a home for sale in Fishers in the Bristols. I closed on it last week; every so often one of those sales sticks with you and I think this one will be one of those.
The client had listed the home with me before, two years ago. At that time there was a young lady in our office that was going through a tough time. She had asked to rent the home with the option to purchase it. I suggested to my client that he give this lady a chance. Long story short, that young lady lost her job and was unable to convert the option leaving my seller without a sale and quite honestly quite a bit of work to be done in the home.
I felt very responsible for the situation. After all, the client had trusted me to get the home sold. The client had taken a job in another city in another state and was unable to get the home ready to sell after the young lady and her family had moved out.
I felt it was important to me to get the home ready and luckily my BNI chapter has house cleaners, lawn maintenance people and stagers. We all worked together to paint the home, clean the carpets, stage it and within just a few weeks we sold it. I served as the Power of Attorney for the client so that his involvement was minimal. I made sure I got the Warranty Deed and Vendor Affadavit to him so that there would not be a fee to file the POA. I also make sure he had wiring instructions well in advance so that there would not be any glitches to the closing.
The client put all of their trust in me to get a job I had started finished. He was so thankful for all that I did for him. I felt so fulfilled taking a situation that went south because of me and making it work out for him.
